美房產市場數據穩步上揚

        美國房地產市場今年直至第三季表現繼續強勁。9月份標準普爾及CS20大城市房價指數按年上升13.29%，是自今年3月以來連續第7個月顯示按年雙位數字的增長。另外，房價指數亦由今年1月份的146.15升至接近5年高位的165.66。房屋開工量同時繼續增加，今年第三季度的平均私人房屋建築許可量持續有所增加，按季增長接近3%。

        房屋價格上升將能夠減少市場負資產數字，增加財富效應，一方面能提升消費者信心，同時亦會鼓勵新屋興建增加。然而，今年首10個月平均建築許可量為每月95.6萬套，建築許可量與2008年同期的平均95.7萬套相若；相比在2001至2005年美國樓市火熱期間，平均每月建築許可達180萬套，當時房價指數在2004年中升至164.83。這反映目前建築量未能趕上需求增加，長遠可能影響樓市的健康。

        然而，隨着美國經濟逐漸復甦，將能減少發展商對後市憂慮，預期建築量將會逐漸增快。
