中央扶持內房料持續復甦

        中央今年積極推出多項有利房地產業政策，刺激內地樓市持續復甦，11月全國100個城市新建住宅價格按月上升0.46%，為連續7個月上漲。數據反映中央針對房地產的政策奏效，而且今年貨幣政策轉向寬鬆，持續減息及降準為房地產復甦提供相當有利環境。

        然而，現時房地產庫存仍未改善，10月末商品房待售面積按年增長18%，反映市場庫存壓力仍大，房地產需求增長相對落後。習近平於11月召開中央財經領導小組會議時提出，要化解房地產庫存，促進房地產業持續發展，顯示去庫存成為中央迫切的政策目標，未來將有更多相關政策出台。

        展望來年，內地樓市於中央積極扶持下復甦勢頭持續，而且相信穩增長仍為中央政策目標，低息環境有利刺激房地產需求。政策方面，預料首套及二套房首付仍有下調空間，受需求帶動，一二線城市樓價將持續上漲，而三線城市隨着庫存壓力逐漸化解下，樓價將逐步企穩。
