沙田第一城有 395呎細單位，銀碼細容易上車先炒得甘癲，

e 家我一定唔讚成朋友買沙田第一城，佢有地方住亦唔一定要先租，

睇定 d 儲多 d $ 遲 d 先買會更好，話曬都係第一次置業，

可能一買就坐艇心理上會好唔舒服。

我家人既情況就好唔同，佢巳賣咗自住樓，買家肯租番比佢，

佢原本都係睇跌，但因佢心大心細驚買唔番，

同步轉樓會好安心又安全，所以佢都係想買咗先。

不過佢二夫妻有一個通病係唔夠定，

佢地冇諗長期自住一定要揾好質素既樓，

所以佢哋張貨就價，3 樓對住大馬路都考慮，

問我落訂及裝修既意見，我大力反對，

好彩我同裝修師父睇一睇，原來係化妝樓。

我幫手揾相熟經紀揾好單位，細行就係有一個好處，

佢地幫開班熟炒家，有獨家盤，

大家都係 3 房同方向都一樣，

3樓 700幾呎 開價510萬，最後都係要 505萬先肯賣，

而12 樓主人房望海 600幾呎差不多 700呎，開價 520萬。

緊係要 12樓啦！

e 家成交咗 12樓 480幾萬，佢成家開心到飛起，

哈哈！我都好開心呀！

但係買咗佢地 e 家又有 d 擔心會跌啝！

我就好火甘同佢地講，自住又唔係投機，

買咗就唔會再諗甘多啦！諗點裝修仲好，

住得舒服全家開心最重要。

好多小朋友都係蝦父母, 話說有一次我搭港鐵, 一對約30歲衣著光鮮的夫婦, 拖住一個約3.4歲的小男孩進入車廂, 由九龍塘至大圍短短一個站, 我聽到以下的對話:

小男孩: 我好攰, 媽媽抱

媽媽: 唔抱, 邊個叫你頭先玩得咁癲, 我提左你咖啦!

以上對話兩母子重覆了四.五次, 小男孩轉向爸爸

小男孩: 我好攰, 爸爸抱

爸爸: 唔抱, 爸爸都好攰

以上對話兩父子重覆了十多次, 最後爸爸抱起小男孩.

由他一家人對話開始, 我望一望小男孩的眼神和說話的態度, 我就知道他是小王子, 父母必定會投降, 最讓我感到詫異反而是父母竟然能容忍小男孩重覆說相同的懇求說話超過二十次, 我做旁觀者都覺得好煩厭, 當時我心想, 如果是真的拒絕, 早就應該叫小男孩安靜, 不要再懇求, 兩夫婦和小男孩糾纏了這麼久, 顯示父母把持不定, 一早露了底牌.

主席：#316在1Sep除息，在除息前$60.20已經是最低位，我見到之後才問你該不該上車，你的圖都是顯示$60.x左右上車才較合理，不過這個價位在除息之前沒有出現。在除息前比較低而我能捕捉到的的價位是$61.2，於是我便買入。其實我有朋友非常熟悉這隻股份，他認為在此價位入不算太差。除息後它股價表現不算太出色，基於它有$4息，我又有倒蝕的陰影，我便在$59.85沽貨，當收少少股息。我估我應該已收了股息，但我未check！

旺旺都一樣。我$6.08買入，它兩日已升上$6.34，之後又回跌下去。基於我又有倒蝕的陰影，我在$6.28沽貨，其實它不過在整固，之後闖上$6.75，但已經與我無關。

I thought the same too.  Newcastle played very well.

Wenger surprises me coz he has never treated the Carling Cup very seriously.  I feel he just uses it as a chance for his young players to play, although I can tell he would love to see them win the Cup, because that will prove his youth campaign.  This time he brought his full team there so this comes as a big surprise to me!

恒指本周連續兩天企22,000樓上, 但我覺得呢d大位唔係咁易企得穩, 點都要抖抖氣回一回再儲力, 九月基金季度結究竟完成了沒有? 頂部出現左未真的很難說, 因為有大量ipo登場, 熱錢流入, 港匯及人民幣仍強勢.

九月恒指展升浪持續出現高水, 但本周一及周三期指收低水, 為近期少見現像, 恒指已連升三周, 畢竟恒指四連陽屬少見, 所以早前我估計明天會收低於21970, 下周三期指結算, 明天開始轉倉活動亦會影響港股走勢.

踏入九月份恒指 14 升 2 跌, 累積龐大升幅, 但卻從未真正回吐過, 在尋頂階段, 任何藉口都可觸發獲利沽盤令大市回落, 昨晚歐美金融股皆回落, 亦不利港股, 道指周二高位10833, 昨晚(周三)結束5連升, 見高位10805後回落, 未能有所突破, 不排除是見頂回落, 故此道指今晚表現舉足輕重. 

大市火車頭匯豐無法突破8月初反彈高位$83, 已出現疲態, 高層地震亦不利股價, 匯豐逆市連跌三天, 正正反映港股內藏暗湧, 現時靠中移支撐大市, 但中移亦有隱憂,早前配股未獲足額認購, 仍有約$100億股份在包銷商手上未配售, 相信中移股價難以大幅拋離上次配股價$79.2樓上, 兩大權重股綁手綁腳, 試問港股怎能再大幅飆升呢? 再者, 國指轉弱, 持續強勢的中海油已上升乏力, 內銀股不利消息亦接踵而來.

港股九月份的升勢, 主要是中美兩巨頭會面, 市場炒人民幣升值, 換句話說, 今天兩位大人物見面後的消息至為關鍵, 亦是今次炒作的高潮所在.

good afternoon persie, i did watch the last 15 min of chelsea vs newcastle , very high tempo and i thought newcastle derserved to win.. (without prejudice) . commentator said it's very soft penalty awarded to chelsea but Newcastle's Ameobi header was unstoppable..

6.5 for winning carling cup : I placed last night already , as I thought the only way to hold Cesc as long as possible is this team MUST WIN THE Trophy this season.. Wenger must know this point and when we reviewed Chlesea and Man United which also won this cup and PL together in last few seasons. So winning the 1st trophy will definitely booast the player's mentality/confidence and they will keep winning as a habit for the final stage of CL and PL in last 3 months of the season .

Myles always told in his blog that don't listen to Wenger's words , but only watched what he did so I believe strongly Wenger will treat this cup seriously this season when I saw their squad on tuesday. 

When u looked at those 2nd team of Chelsea , Liverpool , Hotspur and Man City all lost in this round , probably we should realise that Arsenal's youth team performance which has done a good job in last few seasons but due to they could not win the trophy at the end against the 1st team of others like chelsea/hotspur so Wenger's merit was not noticed and counted by us.

My bet was placed on Wenger actually and  supporting his biz model of running the club with a new stadium while their yearly running profit which can sustain the club's balance sheet in good condition against those teams which have a big debt or secure the source of unlimited funds .

My colleague is a die hard fans of Liverpool and we just discussed yday where is Northampton , I said it's north of Southampton and just realised they are league two team. So a club with financial crisis while their american owners did not try to operate the club normally but only like to use the club's resource for their own personal biz is causing the club to a stage of diaster . 

Maybe it's the same theory to buy stocks which we have to review and trust their management who can operate the company in a proper way.

Hi chanreborn, after the Barca game I switched to watch the Chelsea/Newcastle game. It was a lot of fun especially the game was held at Stamford Bridge.  John Terry played a crappy game that he should be ashamed of.  Their penalty should not have been awarded anyway.

Chelsea lost and Kalou pulled a thigh muscle and was stretchered off.  Hard luck!

Now that Chelsea, Liverpool and Man City crashed out, your 6.5 odds would be gone!  Unless you place bet already before those games last night.

PS. Bojan might have snatched Zlatan's No 9 shirt but he is far from it.  I think it was a mistake to have let Zlatan go, although we all know he is not an easy going person, and he has his temper, but he is a player with super skills.  David Villa, on the other hand, is hardworking, practical and clinical and gelled with the team in no time, maybe this is why, sigh ... ...

hi chanreborn: Glad to hear Gibbs has not broken a bone so I guess he shouldn’t miss the game for too long.  He is good but Clichy is French. Also I think last year when Gibbs first played in the CL, his slip which caused Park Ji-Sung to score for Man U was a huge blow to him.  I love to see Lansbury playing strong and well.  His opener last night was quick and witty.  You are right we do have a number of good English players!

I still don’t have faith in Fabianski, and I never will!  Robbie Keane’s shot was weak and was a poor attempt; a better goalie should have caught that ball.

I have a feeling that this is the year for Arsenal to win a trophy, but of course this can be my false hope and nothing else.  For the last 7 seasons, Arsenal was in the Carling quarter-final, so if we are to win a trophy, Carling seems a realistic start.  I think 6.5 is worth betting for, but just don’t bet too much!

Barca playing Real Sporting now, halftime 0-0.  Barca without Messi, hmmm something is missing and the team is not clicking!  Very little shots on target, how come?  But Real Madrid had a good win last night so Barca have to win.  Pep, bring on Pedro!  Go for it!!!

A few comments after last two games : Both new CB are good for High Balls and so far I feel good for them i.e.Squillaci and Koscielny and their adaptation for PL is fine.

Fabianski : He should have saved Robbie Kean's goal. Seaman could save it , Lehman could save the shot too..Wenger said he's a world class keeper and I just wonder what kind of world he means ?

Gibbs is much better than Clichy and will be the new LB in both Arsenal and England , provided his injury is not that bad last night!

Lansbury will be a new Ray Palour which we really need this type of english player in midfield.. Wilshere and Nasri both played well and need to keep this kind of performance consistently.

Will Wenger want to win the 1st trophy this season ? This generation haven't won anything yet and the 1st trophy is always the most difficult one so winning Carling Cup which will click their internal desire for more glory.. U never know.. their odds is 6.5 for winning Carling cup so what do u think ?
